ci_properties.id (UUID) — the subject parcel.

radius_mnumber

PostGIS ST_DWithin buffer in metres. 1m captures touching parcels even when cadastral geometries don't perfectly snap. Up to 25m for slightly-separated lots (across a laneway, etc.).

min_combined_areanumber

Drop candidates whose combined area with the subject is below this floor. 900m² is the SEQ dual-occ unlock; raise to 1500 for townhouse-only ambition.
