Offer the full BACKGROUND CHECK on the PERSON, FIRM or COMPANY SELLING a property (the counterparty), across four sources: the OPEN WEB (enforcement action by ED, CBI and income tax, Benami attachments, regulator orders from SEBI, RBI and RERA, bank recovery and auction notices, insolvency, wilful default, corporate standing, election affidavits, sanctions lists and serious press), the NATIONAL COURT AND TRIBUNAL INDEX searched by name (including debt recovery tribunals and consumer commissions), our RERA and CMDA registers, and what is reported about the property's area. Every finding carries its exact source URL, a date, a severity and an identity-match confidence, and the check follows the leads it finds (directors, group companies, aliases, case numbers, the address). Use for "is this seller safe", "background check on X", "any ED or SEBI case against the seller", "is this builder in trouble", "who am I buying from", "due diligence on the vendor". This tool does NOT run the check: it returns an approval card with the inputs filled in, which the user edits and approves (6 credits, taken when it starts and returned automatically if it fails). BEFORE calling, gather what you can conversationally: the seller's name exactly as written on the deed, agreement or patta (ask for it if the user has not given one), whether it is a person or a company, where the property is, and anything that tells this person apart from a namesake (father's name, trade, a company they run, the address). If the name is missing, ask for it instead of calling. After calling, tell the user in one sentence to check the details on the card and approve it; the approved check runs for 8 to 15 minutes, and its result is read back by the check_id the approval returns (poll about once a minute). A quick RERA/CMDA register sweep only is the separate promoter dossier. Returns a proposal, nothing is charged yet; it runs only once the user approves it, and the approved run costs 6 credits.

  - `name` string, required: The seller's name EXACTLY as it appears on the deed, agreement or patta: a person, firm, LLP, company or trust.
  - `kind` 'auto' | 'person' | 'company': person or company if the user said which or the name makes it obvious; auto otherwise.
  - `locality` string: Where the property is (village or area, district), if known. Used to tell namesakes apart and to research the area; never to narrow the search.
  - `note` string: ONLY a fact about the SELLER that tells them apart from a namesake: father's or spouse's name, a trade, a company they run, a relation to a previous owner, the seller's address. Leave EMPTY when the user gave none. Never put the user's own situation, the purchase, the price or the reason for the check here; that is not about the seller and it pollutes the search.
  - `relative_name` string: The seller's spouse's or father's name as the deed writes it ("wife of Mr. K. Dhavootheen" gives K. Dhavootheen), when the user gave one. The court index is read against it: a case recorded "W/o" a different man is set aside as a namesake. Also keep it in the note.
  - `relation` 'husband' | 'wife' | 'father': Who relative_name is to the seller: husband, wife or father. Required when relative_name is given.
  - `address` string: The seller's own address (street or area, town), if the user gave it. Compared with the address on a court record; never the property's address.
  - `age` integer: The seller's age in years, if the user gave it or the deed states it.
