Search the Tamil Nadu regulations knowledge base (TNCDBR 2019 + all amendments, CMDA GOs, master plans, CRZ notifications, TN acts and building rules, revenue manuals, approval checklists), plus recent Tamil Nadu / Chennai land and infrastructure news from verified outlets. Use for any question about rules, FSI, setbacks, road width requirements, CRZ restrictions, approval procedures or "is X allowed", and for "what is the latest on X" questions about projects like Parandur airport, metro corridors or RERA action. Returns exact passages with document, page, paragraph, date and a citation link. When two passages address the same rule, the LATEST effective_date governs; cite the amendment, not the superseded text. Before quoting any rule TABLE (setbacks, FSI, height ceilings, road-width gates), run a SECOND search for its amendments (rule number or topic plus "amendment G.O.") - the base 2019 tables are often superseded (G.O.(Ms) No.69 of 11-03-2024 raised the non-high-rise ceiling from 12 m to 14 m and rewrote the side-setback bands) and amendment pages only surface when searched for explicitly. Quote rule numbers and cite document + page in the answer. Results with tier C are news reports, not law: attribute the outlet and published date and never state them as a rule. Costs 1 credit per call that returns passages, waived when nothing is found. The first one each day is free, counted together with regulation answers in the LandLens One chat.
