Boundary polygon + centroid + address for a property_id.

Shape: { property_id, address, geometry: <GeoJSON Polygon>, centroid: [lng, lat] }.
Boundary is simplified (≈1m tolerance, 6 dp) to keep the wire payload small —
plenty for the MapLibre parcel-confirm map.
