# Comparable Sales Aggregated

`GET /api/v1/cd-planner/comparable-sales-aggregated`

## Request

Aggregated comparable-sales stats with price distribution + trend.

Two scopes:
  local — sales within radius_m metres of the subject property
  lga   — sales across the whole LGA, filtered to similar properties
          (lot size ±lot_band_pct, same property_type, same broad
          zone family if available)

Each scope returns:
  summary     — count, median, p25, p75, median $/m², most-recent date
  by_year     — sales-count + median-price per year (last :months)
  by_type     — sales-count + median-price per property_type
  buckets     — price histogram (10 buckets evenly spread p5..p95)
  sample_rows — up to 30 example rows for spot-checks (the user can
                deep-dive into the table view to see all)

## Query parameters

- `property_id` string, required
- `scope` string
- `radius_m` integer
- `months` integer
- `lot_band_pct` integer: LGA-scope similarity tolerance — pull sales whose lot is within ±X% of the subject lot.
